What happens after you engage us
This page explains the usual stages of a NSW conveyancing matter after you engage us. Timing depends on the contract, your lender, the other party and government authorities, so we confirm the key dates for your matter in writing.
Step 1: Engagement and onboarding
When you instruct us
- Engagement documents issued for you to review and sign.
- Identity verification started.
- Key contract dates confirmed with you.
Step 2: Contract advice and negotiation
Before exchange
- Plain-English advice on the contract.
- Risks explained in order of importance.
- Special condition amendments negotiated where appropriate.
Step 3: Due diligence and finance coordination
Before exchange
- Searches ordered, tracked and reviewed.
- Broker and lender milestones coordinated.
- Pre-exchange checklist completed.
Step 4: Exchange to settlement
Between exchange and settlement (the period is set by the contract)
- Contract dates and conditions tracked.
- Requisitions, adjustments and authority forms prepared.
- Electronic settlement workspace prepared with the other parties.
Step 5: Settlement and completion
On settlement day and afterwards
- Settlement completion confirmed with you.
- Final lodgement and funds confirmation.
- Post-settlement summary sent to you.
