Why the council matters
Every NSW contract for the sale of land must have a section 10.7 planning certificate attached. The council for the property's area issues it, and it shows the zoning and planning matters such as flooding, bush fire and road widening. Each council also has its own local environmental plan, which sets the main local planning rules.
Council boundaries do not always follow suburb or postcode lines. Baulkham Hills, Castle Hill, Rouse Hill, Winston Hills, Seven Hills, Toongabbie, Wentworthville, Westmead, Granville and Pendle Hill are each split between two or more councils, so check that the council named on the certificate matches the property's address before you exchange.
